01Booking and confirmation

An enquiry sent through this website is not a confirmed booking. We confirm availability and the exact rate in writing by email or WhatsApp. A booking becomes binding when you accept that confirmation and any agreed payment has been received.

The lead guest must be at least 18 years old and is responsible for the behaviour of everyone in the party.

02Rates and payment

Rates are per home per night, for up to four guests, and include bed linen, towels, WiFi, parking, air conditioning, heating and final cleaning. Tourist tax is charged separately at the current municipal rate.

Payment methods and timing are set out in the booking confirmation. We do not collect card details through this website.

03Cancellation

Cancellation is free up to seven days before arrival. Later cancellations are charged for the first night. No-shows are charged for the first night unless we agree otherwise in writing. The cancellation terms in your confirmation prevail if they differ from this summary.

04Arrival and departure

Check-in is from 15:00 to 23:59. Check-out is between 06:00 and 10:00. The homes use self check-in with key access; arrival details are sent before the stay. Please tell us in advance if you expect to arrive after 23:59.

05House rules

The homes are non-smoking. Pets are allowed by prior arrangement and for a small fee. Quiet hours are 22:00–06:00. Bachelor and bachelorette parties, events and additional overnight guests beyond the booked occupancy are not permitted without our written agreement.

Guests are responsible for damage caused during their stay. We may charge for repair or replacement at reasonable cost, supported by receipts or photographs.

06Liability

We take reasonable care to keep the homes safe and in good repair, but we are not liable for loss or damage to guests’ personal belongings, or for interruptions caused by events beyond our control. Nothing in these terms limits liability that cannot be limited by law.

07Governing law

These terms are governed by Slovenian law. Any dispute will first be discussed in good faith; if it cannot be resolved, the courts of Ljubljana have jurisdiction.
